Seek the help of a buyer’s agent – Solely relying on the builder’s sales center is a big mistake. While they may be super friendly, and over-the-top helpful, they don’t have your best interest at heart – they are looking out for the builder and trying to get as much money out of you as possible. Bringing along a real estate pro to be in your corner throughout this whole process is a must. They will help you see through some sales tactics, and advise you through all of the negotiating that needs to be done.

Build with resale in mind – You may be building your dream home that you plan on living and staying in, however, the chances that this will be your last home are small. Customize your house the way you want it, but steer clear of features that are too out of the ordinary. Don’t add too many upgrades that make your home overpriced for the neighborhood, and select features that will appeal to others.

Get a full detailed price of building the house – Make sure you know what is included in price of building your home, and what will be extra. While talking about options, it is easy for misunderstandings to take place. You could be hearing suggestions thinking those are included in the price, while the builder is planning on adding to your expenses.

Hold off on making customization selections – Yes, it is exciting to choose carpeting, tiles, wood floors, etc., but if you make those selections too far in advance you run the risk of your choices being discontinued before the builder is ready for them.

Get your own home inspector – Brand new doesn’t mean flawless. Mistakes are inevitable, as no builder is perfect. Like your buyer’s agent, having someone inspect your new home that is looking out for your best interest rather than the builders will give you a better sense of your home’s reality.
