Do you find yourself banging your head against the wall confused about why your home is not selling in such a high seller’s market? Here are some questions to seriously consider if you want to get off of the sidelines and get in the real estate game:

Is your home being seen? Just listing your house most likely won’t get it sold. You could be hurting yourself if you are at home during showings or if you restrict the showing times potential buyers can see your home. Buyers want to be objective and imagine the house as theirs, and you being there could interfere with the real estate agent who is showing the house. And if you have limited times available to show the house, interested buyers could be moving on.

What product are you displaying? You may love your house, even with all of its little quirks and with your personal style, but buyers may not. You need to try to view your home objectively, or if you can’t hire someone that can, and make necessary adjustments or repairs. Most buyers will be looking to buy a home “as is,” and are not looking to invest in a lot of updates.

Is your home reasonably priced? Do your homework and know what other properties similar to yours are selling for, and consider any necessary repairs that need to be done. If you are asking way above the market price or your home needs obvious and expensive repairs, you need to make the appropriate price adjustments.

Is your real estate agent the problem? A good real estate agent can get your home sold quickly. They handle all of the details involved with the preparation, house listing, and even the closing. And if you are personally interfering, showing an unattractive product, or being unrealistic about price, a seasoned real estate agent will let you know. Should you find that your agent is inattentive, inexperienced or doesn’t deliver, seek out a new agent.
