VA Loan Requirements

Loans from the U.S. Department of Veterans Affairs (VA) are available to eligible U.S. military veterans, active duty service members, National Guard, Reservists, and surviving spouses who have not remarried. VA Loans are issued by qualified mortgage lenders and guaranteed by the VA. To qualify, typically you must have served

  • 90 consecutive days of active service during wartime OR
  • 181 consecutive days of active service during peacetime OR
  • more than six years of service in the National Guard or Reserves

Or you must be the surviving spouse of a service member who died in the line of duty or as a result of a service-related disability.

There are many benefits of VA loans for qualified veterans, service members, and surviving spouses. VA loans are flexible on credit history, requiring a FICO score of just 620 for qualification. The maximum loan amount for VA loans is $424,100, and there is no minimum down payment required. Closing costs of up to 4% may be rolled into the mortgage amount. There is no requirement for mortgage insurance.
